With stamp duty land tax (SDLT) thresholds now much lower than in previous years, property lawyers must ensure that they are properly equipped to help homebuyers understand these changes and pay the correct amount of SDLT when purchasing a residential property.

Stamp duty thresholds 2025  

The UK SDLT changes that came into effect on 1 April 2025 are set to have a significant impact on the amount of stamp duty various property buyers will need to pay, as well as the ability of these people to go through with these types of purchases.  

In the case of first-time buyers, the threshold at which stamp duty must now be paid has dropped from £425,000 to £300,000, with 5% payable on properties valued at between £300,000-£500,000 and further fees required thereafter.  

Non-first-time buyers will now begin to pay SDLT on any purchase over £125,000, a figure considerably lower than the previous £250,000. They must also pay 10% stamp duty on any property valued between £925,001-£1,500,000, which increases to 12% on properties over this threshold.  

Those buying second homes, whether for buy-to-let or holidaying purposes, must now pay 5% stamp duty on the first £125,000 of their purchase, which rises to 10% on properties between £250,001-£925,000, and increases thereafter.
